Choosing the Best Exterior Paint for Georgian Bay Humidity

Homes around Georgian Bay live a tougher life than most. Long, humid summers pull moisture into siding and trim, while winter brings driving snow, ice dams, and brutal freeze-thaw cycles. Combine that with the salt-laden breezes blowing off the bay and you've got an environment that will eat through the wrong exterior paint in two or three seasons. After more than a decade painting in Collingwood, Thornbury, Wasaga Beach, and Meaford, here's how our crews choose exterior coatings that actually go the distance.

Why Georgian Bay humidity is a paint killer

Humidity is the silent enemy of exterior paint. When moisture gets trapped behind a coating — whether from morning dew, lake spray, or a leaky eavestrough — the paint film blisters, peels, and lifts off in sheets. Cheap builder-grade paints simply aren't formulated to breathe at the rate our climate demands. The right paint needs to release vapour outward while still shedding rain and snow on the surface.

    Look for 100% acrylic latex

For wood siding, trim, fascia, and soffits, 100% acrylic latex is the gold standard. Acrylic stays flexible in extreme temperature swings, which is critical when a January wall can go from -20°C in the morning to +5°C in the afternoon sun. Oil-based paints, by contrast, get brittle and crack along the grain. We avoid them for most exterior work along the bay.

Choose a satin or low-sheen finish

Flat finishes look beautiful but trap dirt and pollen — both of which we have in abundance during Collingwood's pollen-heavy spring. A satin or low-lustre sheen sheds water faster, washes off easier, and resists mildew growth in shaded, north-facing walls where humidity lingers. Save flat finishes for stucco or fibre cement areas that are well-ventilated and out of direct splash zones.

The brands and lines we actually specify

We don't take brand loyalty lightly. Over the years, three exterior product lines have consistently outperformed in our climate:

    • Benjamin Moore Aura Exterior — exceptional colour retention and excellent moisture release.
    • Sherwin-Williams Emerald Exterior — outstanding mildew resistance, ideal for shaded lakefront elevations.
    • Benjamin Moore Regal Select Exterior — a strong mid-tier option for budget-conscious homeowners who still want long life.

    Prep matters more than product

Even the best paint will fail on a poorly prepped surface. Our exterior process always includes a soft wash, scraping any failed coatings, spot-priming bare wood with a stain-blocking primer, and re-caulking trim seams with a paintable acrylic-urethane caulk. Skipping these steps is the single biggest reason exterior paint jobs fail prematurely in our region.

Time your project to the weather

We try to schedule exterior work in late May through early October, avoiding the muggiest stretches of mid-August when dew points climb. Painting in high humidity slows cure times and can leave a soft, tacky film that picks up dust and bugs. If you're planning an exterior repaint in 2026, get on a schedule early — our prime weather windows fill quickly.
